Elegance Residence is a 14-storey building on Kasetsin Soi 4, on the Pratumnak ridge between Pattaya and Jomtien, 300 metres from Cosy Beach. It is deliberately small, no more than 75 residences in total, with a rooftop terrace, a 15 metre pool, a sky fitness centre and basement parking.
The two bedrooms are the story here. They are 86, 92 and 100 sqm, all at the large end of what Pattaya builds, and the one bedrooms run 42 to 57 sqm, with separate kitchens, a laundry closet in every unit and two bathrooms in the two bedrooms. Adjoining one bedrooms can also be combined during construction, which is how most of the two bedroom layouts are formed. Units are handed over fully furnished, with Electrolux kitchens, American Standard bathrooms and Daikin air conditioning, or premium brands of an equivalent standard.
Foreign freehold is the part worth reading twice. Floors 2 to 7 are Thai quota only, so foreign buyers are limited to floors 8 to 14, which is 39 units, and every one of them is a sea view unit. Prices start at 6.43M THB on a 30/40/30 payment plan, and units can be reserved from overseas.
