1. About the Website and our role
The Website provides general information about new and off-plan property in Pattaya and Thailand, and lets you enquire about it. We act as a property agency introducing buyers to developments and developers. Using the Website, or making an enquiry, does not by itself create an agency, advisory, fiduciary or contractual relationship, and nothing on the Website is an offer capable of acceptance.
2. Property information — important disclaimer

- Indicative only. All property details on the Website — including prices, availability, unit types, sizes, floor plans, specifications, computer-generated renders, images, facilities, completion dates and location information — are provided for general guidance only. Much of it is supplied by developers or third parties. It may be incomplete, may change without notice, and should not be relied upon as a statement of fact.
- Not an offer or contract. Nothing on the Website constitutes an offer, a reservation, or a contract. Any purchase is governed solely by the contract you sign directly with the relevant developer or seller.
- Currency conversions are approximate. Prices are typically quoted in Thai Baht (THB). Any conversion to other currencies shown on the Website is indicative only, based on a stored guide rate, and is not a quoted price.

3. Foreign ownership and eligibility
Foreign ownership of property in Thailand (including foreign-freehold condominium quota) is subject to Thai law and to each development’s available quota, and can change. We do not guarantee that any unit, ownership structure, or the ability to purchase or reserve from overseas, will be available to you. You are responsible for confirming your eligibility and the legal position with qualified Thai legal advisers.
4. Acceptable use
You agree to use the Website lawfully and not to: use it in any way that damages, disables or impairs it or its security; attempt to gain unauthorised access; or upload or transmit anything unlawful, harmful, misleading, or infringing on others’ rights.
5. Intellectual property
Unless stated otherwise, we or our licensors own the content and materials on the Website, including text, images, renders, logos and design.
