This Privacy Policy explains how Royce Real Estate Group Co. Ltd (“Royce Real Estate”, “we”, “us”, “our”) collects, uses, shares and protects your personal data when you visit royceregroup.com and any of its sub-pages or landing pages (the “Website”), contact us, or sign up to hear from us.
We are the data controller. We are based in Pattaya, Chonburi, Thailand. You can reach us any time at info@royceregroup.com.
By using the Website or giving us your details, you agree to this Policy. If you do not agree, please don’t use the Website or submit your information.
1. The information we collect
Information you give us. When you complete an enquiry or shortlist form, sign up to our newsletter, or message us by WhatsApp, LINE, email or phone, we collect what you choose to provide — typically your name, email, phone number, and the details of your enquiry (for example your budget, preferred area, unit type, timeline, and any message). The newsletter only requires your email.
You may also reach us through our advertising on Meta (Facebook/Instagram) and Google. If you submit a lead or enquiry form on those platforms, the details you provide there (such as your name, email and phone) are passed to us so we can respond.
Information we collect automatically. When you browse the Website we automatically collect technical and usage data through cookies and similar technologies — for example your IP address, device and browser type, pages viewed, links clicked, referring source, and approximate location. See Section 6.
We do not knowingly collect special-category data (such as health or political views), and the Website is not directed at children under 18.
2. How we use your information
We use your data to:
- respond to your enquiry and send you the property shortlists, information and updates you ask for;
- stay in touch about your purchase and provide our service and after-sales support;
- send you marketing about new launches, pricing and offers where you have opted in (you can unsubscribe at any time — see Section 5);
- operate, secure, measure and improve the Website and our advertising; and
- meet our legal and regulatory obligations.
3. The legal bases we rely on
Depending on the situation, we process your data on the basis of: your consent (for example, marketing emails and non-essential cookies); performing or taking steps towards a contract (responding to and handling your enquiry); our legitimate interests (running and improving our business, securing the site, and understanding our marketing); and legal obligation where the law requires it.
4. Who we share it with
We do not sell or rent your personal data. We share it only with:
- Service providers who run our systems on our behalf, including Pipedrive (our CRM, where enquiries and contacts are stored), Zapier (which routes form submissions into our CRM), and our email/marketing platform (Pipedrive Campaigns) for newsletters.
- Analytics and advertising partners: Google (Google Analytics 4 and Google Ads) and Meta (Facebook/Instagram Pixel), which help us measure traffic and run and attribute advertising. These partners may set cookies and process data as independent controllers under their own privacy policies.
- Messaging platforms you choose to contact us on (WhatsApp, LINE), under their own terms.
- Property developers and their representatives, only where it is necessary to progress an enquiry or reservation you have asked us to act on.
- Professional advisers, authorities or acquirers where required by law, to protect our rights, or in connection with a business sale.
5. Marketing and your choices
We only send marketing emails to people who have opted in. Every email has an unsubscribe link, and you can opt out at any time there or by emailing info@royceregroup.com. Opting out of marketing does not stop service messages about an enquiry or purchase you’ve made.
6. Cookies and tracking
The Website uses cookies and similar technologies for three purposes: essential (to make the site work), analytics (Google Analytics 4, to understand how the site is used), and advertising (Google Ads and the Meta Pixel, to measure our advertising and show relevant ads). You can control or block cookies at any time through your browser settings, and you can opt out of personalised advertising directly through Google’s and Meta’s own ad settings. Blocking some cookies may affect how the Website works.
Our enquiry forms use Cloudflare Turnstile to protect against spam and automated abuse. Turnstile runs invisibly in the background and does not show a puzzle or checkbox. It may process technical signals such as your IP address, browser and device information to verify you’re a real visitor. See Cloudflare’s Turnstile Privacy Policy for details.
7. International transfers
We are based in Thailand, but some of our providers (such as Google, Meta, Pipedrive and Zapier) process data on servers outside Thailand, including in the EU and the United States. Where data is transferred across borders, we rely on those providers’ safeguards (such as standard contractual clauses or equivalent protections).
8. How long we keep it
We keep your personal data only as long as needed for the purposes above — for active and prospective clients, for the duration of our relationship and a reasonable period afterwards; for marketing, until you unsubscribe; and longer only where the law requires. We review and delete data that is no longer needed.
9. How we protect it
We use appropriate technical and organisational measures — including access controls, encryption in transit, and reputable, secured service providers — to protect your data. No transmission over the internet is ever completely secure, so we can’t guarantee absolute security, but we take it seriously.
10. Your rights
Subject to Thailand’s Personal Data Protection Act (PDPA) and, where it applies to you, UK/EU GDPR, you have the right to: access your data; have it corrected or deleted; object to or restrict its processing; withdraw consent at any time; receive a copy in a portable format; and lodge a complaint with your data protection authority. To exercise any of these, email info@royceregroup.com and we’ll respond within the time the law allows.

The Website may link to developer sites, partners or other third parties. We’re not responsible for their content or privacy practices — please read their policies.
12. Changes to this Policy
We may update this Policy from time to time. The current version, with its “last updated” date, will always be on this page. Significant changes will be highlighted where appropriate.
